Aloha, I'm Mick St John.
I was born and raised on Maui, and a lot of the people I work with are neighbors, friends of friends, families who have been here for generations, or people moving here who want to do it the right way.
I've helped clients buy and sell in Haiku, Kula, Maui Meadows, Kaanapali and South Maui, from agricultural land and unusual North Shore properties to resort real estate and multimillion-dollar homes. Every property is different, and that's part of why I love doing this.
My approach is also a little different from the typical real estate transaction. As a Certified Real Estate Planner, I want to understand what you're trying to accomplish before telling you what to do with the property. Sometimes selling is the right answer. Sometimes keeping it, improving it, renting it, exchanging it or changing the timing makes more sense.
That planning mindset has become especially valuable with investment properties, 1031 exchanges, trust and probate sales, downsizing and properties that come with the kinds of issues Maui owners know well — permitting, water, wastewater, agricultural use, CPRs and unpermitted improvements.
I also believe people deserve a straight answer. If I think your property is worth a certain number, I'll tell you why. If I see a problem, I'll tell you early. And once we decide on a plan, I go to work.
For sellers
Selling on Maui takes more than putting a property in the MLS.
I build the strategy around the property itself — its condition, location, likely buyer, pricing, positioning and any issues that could affect the sale. Maui properties can involve unpermitted structures, catchment systems, cesspools, agricultural zoning, CPR documents, trusts, probate and other details that need to be handled correctly from the beginning.
Through Compass, my listings also benefit from extensive marketing reach, technology and programs including Compass Concierge, which may help eligible sellers fund certain improvements before a sale with repayment due later under the program's terms.
My goal is simple: understand what we're selling, tell the story correctly, expose it to the right buyers and negotiate aggressively when the right offer arrives.
For buyers
I don't want you to discover the expensive problem after you fall in love with the house.
When I'm representing a buyer, I'm looking at the property, the numbers and the situation around it. That can mean understanding the water source, wastewater system, permits, access, zoning, rental potential or future plans before we get too far down the road.
For clients buying from off-island, I'll walk properties by video and give you the same feedback I'd want if I were buying it myself.
I also spend a lot of time looking for opportunities that aren't obvious — including properties before they hit the market — and negotiating hard once we find the right one.
And when you do make Maui home, I can connect you with the local architects, contractors, permit professionals, lenders and other people you'll probably need along the way.
